Ónix Delray Beach, a luxury condominium development three blocks off Atlantic Avenue is set to open in Summer 2025. The development boasts spacious 2 and 3-bedroom units with open-concept floor plans, 10-foot ceilings, and generous balconies. Strategically located just three blocks from Atlantic Avenue and in close proximity to the ocean, Ónix comprises 26 residences, and reservations are currently being accepted.

The project is spearheaded by Mike Bokzam of 1112 Development, with interior design expertise provided by Jillian Cycz of JDesign & Styling, and sales management handled by Lauren Mathews from Douglas Elliman. The architectural design is overseen by Arch 4 Design.

The building’s features include floor-to-ceiling windows, flat panel cabinetry, brushed bronze fixtures, and sophisticated lighting. Residents have the option to choose between wood-style plank floors or porcelain tiles for added customization. Functionality and high-end appliances are at the core of thoughtfully designed kitchens.

The first floor will encompass 5,000 square feet of high-end boutique retail space, along with open garage parking. On the second floor, residents will find a large resort-style pool complemented by cabanas, fire pits, and a summer kitchen.

Moreover, an inviting clubroom with a kitchen, full bar, seating, and entertainment center will add to the upscale amenities. The third floor is dedicated to a 5-star fitness center, providing captivating views of the pool. August “Gussie” Busch and Haley Busch, great, great-grandchildren of Adolphus A. Busch, who founded the Anheuser-Busch company, are owners in the development called Ónix Delray Beach at 318 SE 5th Avenue.

The four-story condominium will have 26 high-end units and nearly 5,000 square feet of retail space on the ground floor. It is about four blocks west of the Intracoastal Waterway and three blocks south of popular Atlantic Avenue. The Delray Beach Site Plan Review and Appearance Board approved the project March 22 after the developer was asked in February to soften the look of the building’s modern masonry architecture.

Sales of the 1,500-to-2,000-square-foot units began in late April. By the first week in May, deposits had already been put down on two units. Prices top out at $2.25 million currently but could increase as units are reserved.

Developer Mike Bokzam of Boca Raton-based 1112 Development touted the project’s location, which is within walking distance of restaurants, shops, and the Intracoastal. He said elements such as 10-foot ceilings make the condominium units unique.

“What I love is the location. That’s my favorite part,” Bokzam said. “Also, the lifestyle is like nowhere else. Everyone is walking around. They’re on bikes. They are walking their dogs.”

Bokzam was introduced to Gussie, 27, and Haley Busch, 30, by Douglas Elliman Director of Sales Lauren Matthews, who met them at a Wellington polo event.

The siblings starred in the short-lived MTV reality show “The Busch Family Brewed” that aired in 2020, and are part of the equestrian community. The Belgian-Brazilian conglomerate InBev bought Anheuser-Busch in 2008.

“I was talking with Gussie and he was interested in some investment properties, and this deal came along,” said Matthews, who is the lead agent on the project. “They are involved in all the meetings in terms of marketing. They’re just getting into the game.”

Gussie Busch, who lives in Wellington, said his family has long been in the real-estate business, owning multiple types of assets from single-family homes to agricultural land. Since the pandemic, he said he’s acquired more than 300 hotel and apartment units throughout South Florida. The Ónix project interested him because Delray Beach “has truly grown to be one of Florida’s premier beach towns.”\

“I naturally took an interest because I have a passion for South Florida and creating unique and high-quality spaces for people to enjoy,” he said.

Matthews said Ónix Delray Beach is not a “basic cement CBS square box,” but will be designed with natural woods, white onix and plants dripping from balconies. A 1,600-square-foot plaza at street level will have a fountain, live oaks and a pet clean-up station.

“There’s not a lot of new inventory in Delray Beach, and there are tons of people flocking here,” Matthews said.

Just two people spoke at the March 22 appearance board meeting with concerns about the project.
Neighborhood resident Bruce Leish said the front of the condominium was too horizontal looking and needed more interesting elements to break it up. Alice Finst said it was too big for the property, which is about 0.86 acres. The land, which is mostly vacant, was purchased for $3.9 million in March 2021 by the
limited liability company 318 SE 5th.

“If you approve this one, which is massive, then what happens when the next one comes in that is massive?” Finst said. “I don’t think we need that in our city.”

Still, the board praised the changes Bokzam made in the design, which followed their February suggestions, and approved it unanimously.

Bokzam said he hopes to break ground in five months. With no supply constraints, he said the project could be completed in about 18 months.

“In Boca Raton, they have 20- to 30-story high rises. Delray doesn’t allow that, so you get a different feel in the community, a different crowd,” Bokzam said. “We are one of the only projects right now coming out of the ground.”
